Home modifications are changes to a person’s house for their safety, mobility and independence.

A home modifications assessment can be used to secure NDIS funding and to manage the entire process of modifying your property.

What kinds of home modifications can be funded by the NDIS?

Minor Modifications

These are low-cost, simpler changes.

Grab rails

To help those with physical disabilities to perform more challenging transfers.

Ramps

For those who are at risk of falls or use wheelchairs for their mobility.

Non-slip flooring

For example, non-slip flooring could prevent falls on a wet bathroom floor.

Widened doorways

Home Modifications FAQs

A home modification assessment is a comprehensive evaluation by an occupational therapist or physiotherapist to identify changes needed in your home environment to improve safety, independence and comfort.

You may benefit from an assessment if you:

  • Have mobility limitations or balance issues
  • Use a wheelchair, walker or other mobility aid
  • Are at risk of falls or injuries in the home
  • Require adaptations to continue living independently

Our assessments are performed by registered occupational therapists or physiotherapists with specialist training in home modifications and accessibility.

Common areas include:

  • Entrances and exits (ramps, hand rails)
  • Bathrooms and toilets (grab rails, raised seats, roll-in showers)
  • Kitchens (adjusted bench heights, accessible storage)
  • Living and sleeping areas (clear pathways, bed and seating supports)
  • Outdoor spaces (garden paths, hand rails, non-slip surfaces)
  • Review of your medical history and functional abilities
  • Discussion of your daily routines and specific challenges
  • On-site inspection of relevant rooms and pathways

A home modification assessment typically takes 60 to 90 minutes, depending on the size of your home and the complexity of your needs.

Costs vary by location and scope of work. Many clients receive support through:

  • My Aged Care Home Modifications Package
  • Private funding or local council grants
  • We can assist with funding enquiries and provide detailed cost estimates.
